What to Check Before You Buy an Acreage

Buying an acreage is not buying a house with a bigger yard. Water, septic, road access, power and zoning all sit on the table before price does, and any one of them can turn a good-looking listing into a bad purchase.

Water is the one that catches people

A property here runs on a county co-op line, a drilled well, or a hauled cistern. Different costs, different reliability, and you need to know which before you offer, not after.

If it is a well, ask for the well log and a recent flow rate. If it is a cistern, ask what hauled water actually costs per year. A cistern is not a dealbreaker, plenty of good properties run on one, but it changes the maths.

Septic

Field, mound, or tank-and-haul. Replacement is a five-figure job. Ask when it was last pumped and inspected, and whether it has ever backed up. This belongs in your conditions, not your hopes.

Access

Paved, gravel, or a shared driveway? A shared access without a registered agreement is a future argument waiting to happen. Establish who maintains it and who clears the snow before possession, not after the first blizzard.

Zoning and subdivision

Lethbridge County zoning determines what you can build, how many dwellings are allowed, and whether you can run a business or keep livestock. If you have plans beyond simply living there, confirm the zoning supports them before removing conditions.
